Stirling Hospitality Advisors Appointed for St. Regis Residences Development on Dubai Islands

Stirling Hospitality Advisors has been appointed to advise on the launch of the St. Regis Residences on Dubai Islands, in partnership with Avenew Development. The project is positioned as a major luxury residential scheme along Dubai’s northern waterfront.

As lead advisory partner, Stirling Hospitality Advisors is responsible for feasibility planning, brand selection, and early-stage development work across the hospitality and branded residences components. This includes assessing hotel performance potential and managing the search and negotiation process with operators. A final operator decision is expected by the end of the year.

The St. Regis Residences, Dubai Islands, will feature about 250 luxury units. The mix will include one- to four-bedroom apartments and penthouses. Residents will have access to facilities such as a private beachfront, swimming pools, a wellness centre, and dedicated dining spaces, in line with St. Regis brand standards.

Dubai Islands represents the city’s next frontier of high-end living, and aligning this project with one of the world’s most recognised hospitality brands underscores the growing maturity and global appeal of Dubai’s branded residence sector.”

The advisory team is led by Aditya Rajaram, Senior Director, and Hussein Abdel Nasser, Senior Associate. Their work includes feasibility analysis, brand coordination, and ongoing engagement with Marriott International and the project’s architects and consultants.

Stirling Hospitality Advisors has an established presence in luxury hospitality and branded residential advisory. The firm currently manages more than 3,500 hotel rooms across three countries, representing assets worth over USD 1.25 billion. It supports projects through commercial planning, operator engagement, and long-term asset strategy.

Completion of the St. Regis Residences is scheduled for 2031. The project forms part of Dubai Islands, a large-scale waterfront community developed by Nakheel, spanning five islands and more than 20 kilometres of coastline. The development strengthens Stirling’s role in shaping major hospitality and residential projects across the UAE.
