Nordic by fäm flagship 35,000 sq ft mansion expected to debut at AED275 million as luxury launches top AED140 billion since 2020.
Dubai, UAE, 10 November 2025: A newly announced AED3 billion series of ultra-luxury residences is reshaping expectations within Dubai’s high-end property scene, with developments under way in two core inner-city locations.
Breaking away from the off-plan sales model, all Nordic by fäm properties are completed before marketing begins, emphasising crafted minimalism and liveable elegance rather than traditional grandeur.
This strategic shift emerges alongside industry figures showing that Dubai has seen more than AED140 billion in ultra-luxury projects launched over the past five years.
During this period, villa transactions exceeding AED40 million have seen extraordinary growth, rising from 27 in 2020 to 242 in 2024, with transaction values increasing nearly seventeenfold.
With two properties already purchased and a third newly released, 22 additional villas and mansions are progressing, including a 35,000 sq ft flagship estate due for completion late 2026, priced at approximately AED275 million.
The approach offers clients the opportunity to physically experience the finished homes, challenging conventional assumptions about how the ultra-luxury market operates.

The first two completed villas in the Al Wasl enclave achieved rapid sales at AED61.5 million and AED76 million respectively.
A third property, fully furnished and valued at around AED98 million, has recently entered the market, offering 21,000 sq ft of private living space and amenities including a cinema, spa suite and expansive indoor-outdoor configuration.
The broader collection of 21 ongoing builds across Al Wasl and Meydan remains committed to bespoke architecture, large-scale living areas and refined landscaping.
