BEYOND Developments has announced SIORA, a new beachfront masterplan on Dubai Islands and the company’s second major community within twelve months. The launch signals BEYOND’s rapid expansion and its role in supporting Dubai’s future urban vision.
The 2 million square foot development is planned as a calm coastal environment shaped by Japanese garden concepts. Central to the design is Ikigai, a philosophy focused on purpose and fulfilment. SIORA applies this thinking through architecture and landscape that aim to support wellbeing and restore balance between people and their surroundings.

Today, I am thrilled to announce the launch of SIORA, the company’s second cluster masterplan and bold new expansion into beachfront destinations, spanning over 2 million sqft with 2.7 million sqft of GFA on the beautiful Dubai Islands.”

During the past year, BEYOND Developments has completed nine projects, welcomed buyers from more than 40 countries and achieved over AED 10 billion in sales. This growth reflects strong market confidence in its development approach.

The masterplan prioritises walkability and outdoor living. Over 70 percent of the area is reserved for open spaces, providing more than 1.5 million square feet of landscaped zones that connect residents to the coast. A six-kilometre beachfront forms the backbone of the development.
Pedestrian routes, shaded pathways and terraced landscapes support daily movement and encourage interaction. Artistic features inspired by Japanese culture appear across public areas, adding structure and identity to the environment.
Environmental design principles guide SIORA’s approach to sustainability. Natural elements such as wind, water and light shape airflow, comfort and temperature control. The project begins BEYOND’s multi-phase development on Dubai Islands and reinforces its focus on purpose-led waterfront communities.
