Aldar sells out AED 1.8bn Al Deem homes on Yas Island

Property developer Aldar has announced the complete sell-out of 450 townhomes at its newly launched Al Deem community in northeast Yas Island, with total sales exceeding AED 1.8 billion.

The demand underscores the strong appetite among Emirati families for high-quality, community-focused housing, Aldar said, while reaffirming its strategy to design homes tailored to the needs of Abu Dhabi’s residents.

Who bought the homes?

The data reveals notable trends in buyer demographics:

  • 68% of sales were made by male buyers, with 32% by females.
  • 56% of purchasers were first-time Aldar customers, while 44% were repeat buyers.
  • 63% of buyers plan to live in Al Deem, with the rest likely investors.
  • 64% of buyers are under the age of 45, reflecting a young demographic.
  • 84% reside in Abu Dhabi, with 16% from other Emirates.

Aldar described the sales pattern as evidence of rising demand for communities that combine contemporary design with traditional values, particularly from younger families.

Homes with a difference

Al Deem features three- and four-bedroom townhomes, including a pioneering concept for the UAE: 26 live-work homes that blend residential and commercial space.

Designed for entrepreneurs and creatives, the live-work units allow residents to operate cafés, art studios, or boutique businesses directly within the community. Aldar said these homes generated strong interest, signalling a shift towards more flexible housing models that support entrepreneurship and evolving lifestyles.

The development also integrates cultural and social infrastructure, with a mosque, schools, health centre, community centre, and retail outlets forming part of the masterplan.

Lifestyle and connectivity

Green spaces and active living form a central part of Al Deem’s identity. The community includes a pedestrian-friendly eco-loop, multiple parks, and amenities such as an outdoor gym, equestrian centre, sports courts, and an 8.2 km cycling track.

Connectivity is another selling point. Two new bridges will directly link Al Deem to Yas Island, giving residents fast access to entertainment, dining, and leisure venues, as well as proximity to Zayed International Airport, Abu Dhabi city, and Dubai.

Strong momentum for Aldar

The success of Al Deem follows a series of high-profile project launches for Aldar, reflecting both Abu Dhabi’s strengthening property market and the company’s ability to capture emerging lifestyle trends.

The sell-out comes amid broader confidence in Yas Island’s transformation into a destination not only for tourism and leisure but also for residential living.

By combining family-friendly amenities with forward-looking housing concepts, Aldar’s Al Deem appears positioned to redefine suburban living on Yas Island.
