Aldar launches Rise by Athlon apartments in Dubai

Aldar has announced the launch of Rise by Athlon, a wellness-focused apartment community in Dubai that forms the latest addition to its Athlon masterplan. The project comprises eight themed buildings, offering more than 1,200 one-, two- and three-bedroom apartments designed to promote health, fitness and wellbeing.

Overlooking Athlon’s expansive central park, the development builds on the successful launch of villas and townhouses in 2024. It is being developed in partnership with Dubai Holding, with the aim of meeting growing demand for residences that combine active living with modern functionality.

A lifestyle centred on wellbeing

The community’s contemporary architecture reflects a movement-first design philosophy, blending holistic wellbeing, creativity, and balance into daily life. Each building will house distinctive features such as a Rhythm Room, Mind & Body Library, Recovery Room, Games Room, Golf Simulator and Bike Workshop.

In addition, residents will have access to state-of-the-art fitness facilities within the wider Athlon masterplan, which include functional training studios, sports courts, a rock-climbing wall, wellness spa, meditation areas, and a recovery centre.

“Athlon is designed as a truly active environment where fitness and social spaces are seamlessly integrated,” Aldar said in a statement. “Rise by Athlon extends this vision by offering apartments that prioritise wellbeing alongside comfort and convenience.”

A community designed around parks and connectivity

Athlon is structured around a vibrant central park complemented by four themed parks and seven clubhouses. The design promotes community interaction while encouraging physical activity, with more than 10 kilometres of interconnected tracks and loops for jogging, cycling, roller-skating and functional training.

A dedicated cycling loop connects directly to Al Qudra’s iconic track, cementing Athlon’s reputation as one of Dubai’s most fitness-friendly communities.

Located near Global Village, Rise by Athlon enjoys strong connectivity to Sheikh Mohammed bin Zayed Road and Emirates Road, offering convenient access to Dubai’s business hubs, leisure destinations, and major landmarks.

Sustainability at the core

The broader Athlon development has been certified as the UAE’s first LEED Platinum community for planning and design, underlining its commitment to sustainability and human-centric urban planning.

Rise by Athlon will incorporate eco-conscious design and construction methods, using locally sourced low-carbon materials. Its architecture has been carefully planned to optimise natural airflow, reduce heat absorption, and maximise views of Athlon Park, blending the community seamlessly with its natural surroundings.

Sales to open in September

The apartments will be open to buyers of all nationalities, with sales commencing on 19 September 2025 at Aldar’s Dubai sales centres.

Industry analysts say the launch highlights Dubai’s continued demand for lifestyle-driven real estate projects, with a growing number of buyers prioritising wellness and sustainability.

By combining fitness-focused amenities, green design principles, and modern connectivity, Rise by Athlon positions itself as a benchmark for future-ready living in the emirate.
