Why choose an international estate agent?

When people first arrive in Abu Dhabi, they are faced with an unfamiliar culture and surroundings. An international estate agent acts as a friendly face in a new city because renters will be acquainted with well-known brands from their home country.

The newly arrived will recognise big names such as Cluttons or Jones Lang LaSalle and will instantly feel a connection because firms like this have branches all over the world. This takes some of the stress out of moving to a different country and setting up home.

Another benefit of choosing a global company is that they often employ a team of international staff, so you may be assigned an agent who is from the same country as you and therefore understands your cultural preferences regarding housing and even speaks your language.

Global brands follow international standards and are also transparent; should there be cause for complaint one can easily contact the head office. As a result you tend to get high standards of service no matter where you are doing business.

There is of course the added advantage that you can make contact with the agent while located in your home country and obtain advice and assistance before you arrive.

International companies have reports readily available on current market conditions and can often advise where the most suitable accommodation is likely to be found and most importantly what you are likely to pay when you arrive.

Cost has been a particular problem this year as there has been a very sharp increase in rental prices in the last three months. A number of people negotiated contracts on the basis of what they thought the rental price of a villa or apartment would be before they came to Abu Dhabi, then unfortunately found themselves in a difficult position when they arrived. Any of our clients who approached our local offices around the world would have been appraised of these increases. Whilst the internet can also be a guide it cannot be relied upon in the same way as a personal relationship between a client and an individual.

The international companies can of course also manage your property should you decide to buy in Abu Dhabi or indeed anywhere else wherever you may be. They are in a position to give you advice as to where in the world one is likely to get the best return on investment.

They generally produce reports on a quarterly basis, which can give an insight into all aspects of property regardless of if you are buying, renting or investing.

 

Top tips for choosing the right agency

Do background checks. Go online and find out how many offices that company has worldwide and where their head office is located, check their key clients. Always check social media sites such as Twitter or Facebook in addition to the company’s own website for up-to-date information.

When you meet the agent, do they seem more concerned about your budget or about you as a person? A reputable real estate agent’s priority is always the client. The agent will question you to find out about your hobbies and interests, if you need to be near schools or your workplace, and try to find the best property for you that is within your price range.

A good agent should be reliable and honest. Often people tend to find out about reputable agencies through word of mouth, so ask your new work colleagues and friends. Who do they recommend?
